Refund & Payment Policy

This Refund & Payment Policy explains how North Path Residences, LLC ("North Path") bills and refunds the fees associated with occupying one of our homes. The specific terms of your arrangement are set out in your signed License-to-Occupy Agreement, which controls if anything here conflicts with it.
Fees we charge
- Monthly license fee — billed monthly in advance for the right to occupy your assigned bed/space and use the shared home.
- One-time move-in fee — covers background screening, a personal lockbox, keys, and intake supplies.
- Good-faith deposit — held against unpaid fees or damage beyond normal wear and tear, and returned when you leave in good standing.
Refunds
- Monthly license fees are generally non-refundable once the billing month has begun, except as required by law or by your signed License-to-Occupy Agreement.
- The move-in fee is non-refundable once background screening has begun, because it covers third-party screening and supply costs already incurred.
- The good-faith deposit is refundable when you vacate in good standing, after we deduct any unpaid fees and the cost of repairing damage beyond normal wear and tear. We will provide an itemized statement of any deductions.
- If you give at least 14 days' written notice and leave in good standing, any unused prepaid license fees for days after your departure are pro-rated and refunded.
How and when refunds are issued
Approved refunds are issued to the original payment method through our payment processor, Stripe. Deposit refunds are typically processed within 30 days after you vacate and return all keys and property, or sooner where required by law. Depending on your bank, it may take additional business days for the funds to appear.
Late, failed, and disputed payments
License fees are due on the date stated in your agreement. Late or failed payments may incur a late fee and, if they remain unpaid, may be grounds for ending your license as described in your agreement. If you believe a charge is incorrect, please contact us first so we can resolve it quickly — initiating a chargeback before contacting us can delay resolution and may affect your account standing.
Payment security
Payments are processed securely by Stripe, Inc. North Path does not collect or store your full card number. See our Privacy Policy for how we handle your information.
Requesting a refund or asking about a charge
Email ops@northpathresidences.com with your name, the home, and the charge in question. We'll respond promptly and work with you toward a fair resolution.
